Earn from the front
A dual-frontage Corner Shop
One shutter opens to the road and another to the passage. Better visibility, easier access, and a stronger rental proposition.
Family proposal · Bongaigaon
Build a useful commercial front now. Keep the rear open, protect the side access, and prepare the structure to grow when the time is right.
The idea in one minute
The proposal separates what is useful today from what may become valuable tomorrow. Phase 1 creates rentable frontage while the passage and rear land remain genuinely usable.
Earn from the front
One shutter opens to the road and another to the passage. Better visibility, easier access, and a stronger rental proposition.
Protect daily access
Motorcycles, people, goods, and an occasional car can reach the rear without passing through any shop.
Prepare, do not overbuild
The stair and structural concept allow future upper floors without sacrificing the passage below.
Plans that stay readable
Phase 1 spaces
The partitions are conceptual and can remain non-structural, allowing adjacent shops to combine later if required.
Walk through the proposal
Start with the current phase, inspect the two Corner Shop frontages and the full stair entrance, then switch to the ultimate G+3 concept.
West face and shop-front line anchored · stair keeps its 14 ft core and moves front / middle / back · plot width always equals setback + building + passage · buffer 15 ft and river setback 20 ft stay fixed. Forecourt remains 4–8 ft so the gate and façade stay on the plot; narrow passages automatically reduce the upper cantilever. Shop quantity auto-splits the depth minus the stair; edit sizes for custom splits (must total building minus stair).
A phased decision
Seven rentable spaces, a secure stair, clear passage, and 1,200 sq ft enclosed.
The side route reaches the 21 ft rear yard. Full-length side walls plus a front arch with a full-width collapsible gate secure the whole frontage after hours. The river buffer remains outside the wall.
Future floors read as real rooms with windows and balconies and can extend across the passage onto the outer support line.
For the family discussion
Enough depth for seven commercial spaces plus independent stairs.
Road and passage shutters increase visibility and leasing flexibility.
A wide secure entrance that does not swing into the passage.
Future upper floors cantilever 6 ft over the passage from Line B — engineer to confirm the cantilever design.
Residential, office, or additional commercial use can be decided later.
Soil, drainage, water, electrical, seismic design, and all member sizes.
Ask the engineer for a single estimate: A and B foundations now with Phase 1 shops, designed from day one for future upper floors cantilevering 6 ft over the passage. Line B must be designed for its future share in either case.
“20 x 180 ft plot. Phase 1 is a 10 x 120 ft ground-floor strip set 4 ft back from the road behind a paved forecourt, with a 2 ft side setback and 8 ft clear passage. Design the current column and foundation lines for the agreed ultimate load model including a 6 ft future cantilever over the passage. Keep the final 15 ft river buffer and approximately 20 ft eroded strip undeveloped.”
