West face and shop-front line anchored · stair keeps its 14 ft core and moves front / middle / back · plot width always equals setback + building + passage · buffer 15 ft and river setback 20 ft stay fixed. Forecourt remains 4–8 ft so the gate and façade stay on the plot; narrow passages automatically reduce the upper cantilever. Shop quantity auto-splits the depth minus the stair; edit sizes for custom splits (must total building minus stair).

Seven rentable spaces, a secure stair, clear passage, and 1,200 sq ft enclosed.

Keep access and rear land open

The side route reaches the 21 ft rear yard. Full-length side walls plus a front arch with a full-width collapsible gate secure the whole frontage after hours. The river buffer remains outside the wall.

Add upper floors when justified

Future floors read as real rooms with windows and balconies and can extend across the passage onto the outer support line.
